How to apply

– The application form can be purchased on payment of application-cum-processing fee of Rs. 1100/- from.
– The form can also be downloaded from www.yamunaexpresswayauthority.com.
– The application form duly completed and signed along with the required 10% of registration money should be submitted to any of the listed Bank branches on or before closing date of the scheme. Applicants as per their eligibility should apply in the application form attached herewith along with Demand Draft /Pay Order on account of Registration Money, drawn in favour of “Yamuna Expressway Industrial Development Authority” payable at New Delhi/Noida/Greater Noida.

General Eligibility Criteria

– The applicant should be an Indian citizen and competent to contract and have attained the age of majority.
– He/she should not earlier been allotted plot/flat, in full or in part, on lease hold or free hold basis or under HPTA (Hire Purchase Tenancy Agreement), License Agreement by the Yamuna Expressway Industrial Development Authority either in his/her name or his/her spouse name or in the name of his/her minor or dependent children, under this category.
– Applicant, his/her spouse or his/her dependant children can apply for one Plot/Flats only.

Procedure of Allotment

– Allotment would be made by the draw of lots within each eligible category.Firstly draw of lots shall be conducted to select successful applicant for the allotment.
– The draw of lots for allotment of specific Plot/Flats numbers to the allottees shall be done after completion of the internal development of plot or structure of the flats.
– Those applicants who have not been allotted Plot/Flats will be returned their registration money without interest.

Mode of Payment

– 10% of the total premium of the plot/flat shall be deposited with application form as registration money
– 20% of the total premium shall be payable within 45 days from the date of allotment as allotment money.
– Balance 70% shall be payable in Twelve equal half-yearly installments calculated from the 46th day from the date of allotment with interest @12% p.a. on reducing principal amount at the end of each half yearly

Yamuna Expressway Industrial Development Authority (YEIDA) officialy released the Yamuna Expressway Plot Scheme Brochure 2021 on dt. 20th Feb 2021 and the draw will be carried out on 25 March 2021. Residential plots available in sectors 18, 20, and 22D and industrial plots will be offered in sectors 29, 32, and others.

Residential plots will be available in sizes of 60 square metres (sqm), 90 sqm, 300 sqm and a few plots of 4,000 sqm. The industrial plots to be offered will be 450 sqm, 800 sqm, 1,200 sqm, 3,000 sqm and 4,000 sqm, said officials.

Yamuna Expressway Residential Plot Scheme 2021

  • Residential Location – Sector18, 20, and 22 D
  • Number of Plots – 1000 plots
  • Plot size – 60 sqm, 90 sqm, 30 sqm, and a few 4000 sqm (residential plot size)

Plot Cost

The number of plots to be offered will be 1,000 for the residential scheme and 1,000 under the industrial scheme. Details such as how many plots will be available for which plot size will be provided in a brochure to be released Saturday. The rate for industrial plots is ₹6,700 per sqm and for residential plots it is ₹16,400 per sqm

Preference location charges (PLC)

  • Park facing/green belt location charges will be 5% of the premium
  • Corner location charges will be 5% of the premium
  • If the width of the road is 18 m or more, location charges will be premium 5% of the premium
  • Max location charge of any single plot shall not be more than 15% of the premium

Reserved category –

  • Farmers (whose land acquired/purchased for planned development of YEIDA or in Jewar airport – 17.5%

Payment Mode

Applicant makes all payments made in favor of YEIDA (Yamuna Expressway Industrial Development Authority in the form of NEFT/RTGS/Demand Drafts/Pay Order at New Delhi, Noida, Greater Noida to bank branches authorized by the authority.

  • 10% of the total premium of plots shall deposit with the application form
  • 20% of the total premium payable within 45 days from the date of allotment money.
  • 70% payable in twelve equal half-yearly installments calculated from 46th day from date of allotment with 12% interest.

A) Plot Size Up to 2000 Sqm

– Applicant must attach a non-refundable & non-adjustable Processing Fee of Rs. 15000/-
– Registration money equivalent to 10% of total premium of the plot area.

2. Eligibility Criteria for Applicants

– Sole proprietor, a registered partnership firms, a duly incorporated private limited company with pan no., proposed partnership firm/company can also submit application provided all the names of proposed partners/ directors/ shareholders are stated along with their individual pan no. In application form.
– Application forms without pan no. For would be summarily rejected.
– Existing Noida and Greater Noida allottee(s)/ transferee(s) who have make their unit functional may also apply.
– Noida and Greater Noida allottee(s)/transferee(s) who have transferred/ partly changed the constitution of industrial property outside specified family members are not eligible to apply. However in cases of 100% Change in Constitution in one go being at par with allottee/transferee cases are eligible to apply.
– The allottees of functional units of Noida & Greater Noida who have obtained renting permission in favour of his/ her/their blood relatives shall be not eligible to apply in the scheme.
– The functional units of Noida & Greater Noida who have been allotted industrial plots in reserve category scheme in Noida & Greater Noida by draw of lots are not eligible to apply under reserve category, though can apply under general category subject to fulfillment of clause (i) hereunder.
– Noida & Greater Noida entrepreneurs who have transferred the original plot and further purchased an industrial plot of bigger size from open market shall be eligible to apply provided the new unit is declared functional by the authority before opening date of the scheme.
– Only one application shall be entertained from a unit declared functional units who may be sole proprietor /partner/director /shareholder or his/her /their spouse. In case of more than one unit in same constitution only one application shall be entertained.
– Existing Noida & Greater Noida allottees applying under reserved category are eligible to apply provided that the existing unit is declared functional by the authority concerned before opening date of scheme and also to submission of no dues certificate from the authority concern at the time of submission of application form.

3. Procedure of Allotment

– Application form filled up in all respect will be scrutinized and the form qualifying will be included for draw of lots and the successful applicants will be issued allotment letter with the approval of the Chief Executive Officer (CEO) of the Authority.
– Unsuccessful applicants will be refunded the registration amount deposited without interest within three month from the date of draw of lots by the concerned Bank.

4. Mode of Payment , Lease & Possession or Functional

– 10% of the total premium of the plot shall be deposited with application form as registration money
– 20% of the total premium within 60 days of issue of allotment.
– 70% of the total premium shall be paid in 12equal half yearly installments with interest @ 12% p.a. The first such installment will comes due first, after six months of the date of issue of the allotment letter.
– The allotment would stand cancelled in case of non-payment of the allotment money within the stipulated time.
– Lease rent shall be chargeable from the date of execution of lease deed @ 2.5% of the total premium per annum. The annual lease rent may be enhanced on expiry of every 10 years. The allottee shall have an option to pay a lump sum amount equivalent to 11 times of the annual lease rent i.e.27.5% of total premium before the due date for execution of lease deed as one-time lease rent. In case the allottee desires to pay onetime lease rent at a later stage he must have to pay 11 times of the annual lease rent i.e. 27.5% of the total premium, the lease rent already paid till such date will not be adjusted.

– Execute the lease deed and get the same registered within 60 days from the date of issuance of the check list.
– Allottee is required to take physical possession of the industrial property (ies) within 15 days from the date of execution of legal documents.
– The allotment of plot will be made on leasehold basis for a period of 90 years from the date of execution of lease deed.
– The allottee is required to take completion certificate within 48 month from the due date of lease deed.
– Units to become functional within 48 months from the due date of execution of lease deed.

(B) Above 2100 Sqm

How to Apply

– Registration amount and processing fee as stated above would be deposited through a bank draft in favour of Yamuna Expressway Industrial Development Authority(2021) and payable at any scheduled bank of New Delhi / Noida / Greater Noida.

1. Procedure of Allotment

– The application along with the requisite documents will be screened by a “Screening Committee”. The incomplete application / without requisite documents will not be recommended for interview of the applicant. However, the applicant whose application is submitted with complete information and requisite documents will have to appear before plot allotment committee for interview on prescribed date and time for examining the viability of the project.
– The allotment of plot is subject to the recommendation of “Plot Allotment Committee/Screening Committee” after interview of the applicant.
– On the approval of the CEO, allotment letters will be issued within a month of such approval, by the General Manager/Manager (Industries) with the condition that the allottee will submit an under –taking at the time of execution of lease Deed on non-judicial stamp paper of Rs.10/- .
– Unsuccessful applicants will be informed along with a refund of the registration amount deposited.
– Unit product does not come under pollution category.
– NOC from U.P. Pollution Control Board & SSI Certificate from concerned department of Uttar Pradesh Government will be submitted before obtaining the functional certificate from YEIDA.
– In case of violation of above directions, YEIDA will be free to take any decision.

2. Mode of Payment, Lease & Possession or Functional

– 5% of the total premium within 30 days of issue of reservation letter.
– After conforming the receipt of 10% amount. Successful applicant/ allottee on issue of formal allotment letter shall be required to pay additional 20% of the total premium within 60 days of issue of allotment letter as allotment money without interest.
– 70% of the total premium shall be paid in 16equal half yearly installments with interest @ 12% p.a. The first such installment will comes due first, after six months of the date of issue of the allotment letter.
– The allotment would stand cancelled in case of non-payment of the allotment money within the stipulated time.
