SECTOR 20 YAMUNA EXPRESSWAY
In march 2009 YEIDA launched the RPS (residential Plot scheme) in sector 20 Yamuma Expressway with an allocation of 9000 plots. The sector has 300 sq meter,500 sq meter,1000 sq meter,2000 sq meter,4000 sq meters plots. When the YEIDA launched the residential scheme in sector 20 Yamuna expressway Authority .Initial allotment price was 4750 per square meter and lease rent was 10% of allotment cost.
In 2018 when the YEIDA started giving the possession of the first scheme the price went up. Because the YEIDA had to increase the amount of compensation to the farmers due to the problem of land acquisition from the farmers and due to the intervention of high court. The land owner would have to pay the compensation amount to the farmers. 10% lease rent was already there. Now the entire land has been acquired and the work is going on very fast.Work was halted for 2 months after the epidemic. But again work has gained momentum.
CONNECTIVITY OF SECTOR 20 YAMUNA EXPRESSWAY
If you talk about the connectivity of sector 20 yamuna expressway, then it is around 15 km from zero point. (zero point means when you come from noida or pari chowk and take a turn for yamuna expressway to agra While going to agra sector 20 lands on your left hand side.
When landing on the left hand side. POSSESSION OF SECTOR 20 PLOTS YAMUNA EXPRESSWAY
If we talk about possesstion of sector 20 yamuna expressway. YEIDA has given a possession of plots. In which pockets are Pocket A,B,U,T,S,I,J. The rest of the pockets work are running very fast. Sewar lines work and marking has been done in many pockets and the work of making roads is in progress. Wrk was stopped due to pandemic and labor shortage but now work is slowly gaining momentum and within few days work will start running at full speed.
After getting green signal to the airport and after acquiring entire land from farmers and continuously increasing investment.Yeida no longer want to delay the position. yeida officials says by the end of 2020 we will give possession of 1800 plots
COMMERCIAL PLOTS IN SECTOR 20 YAMUNA EXPRESSWAY AUTHORITY
According to change in Master Plan 2031. Yeida has allocated 50 acres of land for commercial activity in sector 18. Whose price is around 36000 rs per sq meter.Sector 18 and Sector 20 will be developed for a dedicated entertainment zone that would have Malls,Retail Shops, 3 Star ,4 Star and 5 Star Hotels,Schools,Multilevel Parking,Open Air Theater along with Pedestrian Walkways and Green Area in sector 20 yamuna expressway
YEIDA has said that they have spoken to 20 five star hotels chain and informed them about their land on yamuna expressway .Hotels like ITC,TAJ and CLARK SHIRAZ are ready to open 5 star hotel in sector 20 yamuna expressway.But he has first discussed in detail about airport time line. Officials says after getting green signal of India biggest Airport, the distance from here will be around 24 km.Due to use of mix land all the facilities will be provided in it.

METRO ROUTE YAMUNA EXPRESSWAY
According to the Yeida, the metro route will be 35,64 km long out of which 33.27 km of track will be elevated and the track from secundrabad to jewar will be underground.Which will go via KP ll to Nagla Hukum Singh road. It will have 25 Metro Stations.25 Metro Stations will be,KP ll,CHI-I,CHI-II,CHI-III,CHI-IV,MURSHADPUR,SEC-26A,GAUTAM BUDH UNIVERSITY,17A,SPORTS CITY,22A,22B,22C,18A,19,18,20.21,28,29,GALGOTIA UNIVERSITY,JEWAR AIRPORT and NAGLA HUKUM MARG.
Yeida has also started working on to bring the rapid metro.Very soon you will also hear the good news of rapid metro.However there is no word about its route but yeida officals say we have work has also started on this.
BANK LOAN ON YAMUNA EXPRESSWAY PLOTS
The yeida plot is being given loans by government banks like State Bank of India, Punjab National Bank, Canara and many other government banks and private banks like HDFC, ICICI, AXIX Bank are all giving loans on possession plots.
Every bank will give a loan on that. If you take a loan only on an empty plot, the bank loans up to 70 percent. Most banks loan up to 60 percent. But 70% of the loan is available only if your profile is very good. If you take a loan to build a plot and also a house, then the bank gives a loan up to 90%. But 90 percent of the loan is also available to good profile people, otherwise only up to 80 percent of the loan is available. The name of the employee, self-employed and firm three is available.
